Repair, Restore or Replace?

Does Your Roof Actually Need to Be Replaced?

Not every leak means you need a new roof.

And not every aging roof should continue receiving repairs.

One of the most important parts of a roof replacement is determining whether replacement is actually the right solution.

When we inspect your roof, we're looking beyond the visible symptom. We evaluate the roofing material, waterproofing system, flashings, penetrations, drainage, roof deck and previous repairs to determine why the problem is occurring.

Depending on what we find, we may recommend a targeted repair, restoration or complete roof replacement. If your roof doesn't need to be replaced, we'll tell you.

Your roof may be approaching replacement when you notice:

Recurring leaks in different areas
Multiple previous repairs that aren't solving the problem
Deteriorated or exposed tile underlayment
Widespread shingle cracking, granule loss or deterioration
Failing flashings around walls, chimneys, skylights or penetrations
Soft or damaged roof decking
Persistent problems around valleys or transitions
Widespread deterioration of a flat roofing membrane
An aging roofing system that is becoming increasingly expensive to maintain
The Right Fit, Not the Biggest Job

The Right Solution Isn't Always a New Roof

Roofing problems aren't one-size-fits-all, and neither are our recommendations.

Repair

A localized leak, damaged flashing, broken tiles or a small compromised area may only require a properly designed repair.

Learn About Roof Repair

Restore

Some flat roofing systems can be cleaned, repaired and restored with a properly designed roof coating system rather than completely removed.

Learn About Roof Coatings

Replace

When deterioration is widespread, the waterproofing system is failing or continued repairs no longer make sense, replacement gives us the opportunity to rebuild the roof correctly from the underlying deck outward.

Beyond the Visible Roofing Material

A New Roof Should Fix Why the Old Roof Failed

Replacing visible roofing material is only part of building a dependable roof. The details underneath and around the roof are often what determine whether the finished system performs for years or develops problems prematurely. That's why our replacement inspections and proposals evaluate the complete roofing assembly.

Roof deck sheathing exposed during a SolTerra roof replacement

Roof Deck

Once existing roofing is removed, the deck can be evaluated for damaged, deteriorated or unsuitable sheathing before the new system covers it.

Waterproofing underlayment being installed on a roof deck

Waterproofing

The underlayment or roofing membrane is one of the most important components of the system—especially beneath tile, where the tile itself is not the roof's primary waterproofing layer.

New roof flashing installed at a wall transition

Flashings

Valleys, roof-to-wall transitions, headwalls, chimneys and other transitions need to move water away from vulnerable areas. Simply reusing deteriorated flashing can carry old problems into a brand-new roof.

Properly flashed roof penetration on a shingle roof

Penetrations

Plumbing vents, skylights, mechanical equipment and other roof penetrations require proper flashing and waterproofing details designed for the specific roofing system.

Flat roof drain and scupper managing water drainage

Drainage

Water needs somewhere to go. Roof slope, valleys, scuppers, drains and other drainage conditions are evaluated so water can move off the roof instead of finding its way inside.

Ridge ventilation installed along a shingle roofline

Ventilation

Where applicable, we evaluate attic ventilation and the interaction between intake and exhaust ventilation rather than simply replacing whatever vents were already on the roof.

Completed roofing system showing compatible materials working together

Material Compatibility

A roof performs as a system. Underlayments, flashings, fasteners, roofing materials and accessories should work together rather than being assembled from whichever products happen to be convenient.

The details you don’t always see are often the most important.

A dependable roof is built as a complete system—with every layer, connection and component working together.

Built Around Your Home

Roof Replacement Options for Tucson Homes

Tucson homes use a wide range of roofing systems. Our experience with tile, shingle, metal and flat roofing allows us to recommend the system that makes sense for your particular home rather than forcing every project into the same solution.

Tile Roofing

Tile Roof Replacement & Underlayment Replacement

A failing tile roof doesn't necessarily mean your tile needs to go in the dumpster. On many Tucson homes, concrete or clay tile may still have years of usable life while the waterproofing underlayment beneath it has reached the end of its service life.

When appropriate, we can carefully remove and preserve serviceable tile, replace the underlying waterproofing system and flashings, and reinstall the tile. When the existing tile itself is no longer suitable for reuse, we can design a complete new tile roofing system.

Long-Lasting Metal Roof Systems

Metal roofing can provide excellent longevity, durability and a distinctive architectural appearance.

Different metal roofing systems perform differently, so we evaluate the home's design, slope, transitions, penetrations and ventilation requirements before recommending a system. Depending on the project, options may include exposed-fastener, nail-strip or standing-seam roofing.

Roofing Systems Built Around Drainage

Flat and low-slope roofs require a different approach from steep-slope roofing.

We evaluate existing membrane condition, drainage, parapets, penetrations, transitions and the underlying roof assembly before recommending repair, restoration or replacement. Depending on the home and roof design, replacement options may include modified-bitumen or single-ply roofing systems.

Why SolTerra

Why Tucson Homeowners Choose SolTerra Roofing

There are plenty of companies that can sell you a roof. We built SolTerra around something different: creating roofing solutions we can confidently stand behind and relationships that last after the project is finished.

You're Not Handed Off After the Sale

SolTerra is owner-operated, and our owners stay involved in the inspection, planning and oversight of our roofing projects. When questions come up, you're dealing with the people responsible for the work—not navigating layers of salespeople and project managers who have never been on your roof.

The Crew Installing Your Roof Represents SolTerra

We use our own in-house roofing crews rather than selling your project and handing the installation to an unknown subcontractor. That gives us greater control over training, installation standards, communication and accountability throughout the project.

The Recommendation Should Fit the Roof

Our goal isn't to turn every inspection into a roof replacement. We inspect the entire roofing system, explain what we're seeing and design recommendations around the actual condition of your home. Sometimes that means replacement. Sometimes it doesn't.

Every Roof Has Different Problems to Solve

The right roofing system for one Tucson home may be the wrong solution for another. Roof pitch, architecture, drainage, existing materials, penetrations, ventilation and the homeowner's priorities all matter. We use our field experience to build a solution around those conditions rather than relying on a generic roofing specification.

The Details Matter

We believe the small details determine the long-term performance of a roof. That means paying attention to flashings, penetrations, transitions, fastening, waterproofing and finishing—not simply installing the visible roofing material as quickly as possible.

We Want to Be Your Roofer After the Project Is Finished

A roof replacement shouldn't be the end of the relationship. Our goal is to become the company you feel comfortable calling when you have a roofing question years down the road—and the company you're confident recommending to your family, friends and neighbors.

Know What You're Actually Covered For

A Roofing Warranty Is Only Good
If You Know Who Stands Behind It

Every SolTerra roof replacement includes our 10-year workmanship warranty in addition to the applicable manufacturer warranty for the roofing system installed on your home.

Roofing warranties can cover very different things. Some primarily protect against manufacturing defects, while workmanship warranties address covered problems related to how the roofing system was installed.

Our goal is to make sure you understand exactly who stands behind your roof and what happens if something goes wrong.

Every SolTerra Roof Replacement Includes

10-Year Leak-Free Workmanship Warranty

Every complete roof replacement installed by SolTerra Roofing comes standard with a 10-year workmanship warranty.

If a leak caused by our workmanship develops during the warranty period, call us. We'll come back out, correct the source of the leak and take care of covered issues caused by that leak.

This workmanship coverage is included with your roof replacement and is provided in addition to the applicable manufacturer warranty for the roofing system we install.

10 Years Workmanship Coverage
+ Manufacturer Warranty Applicable Product Coverage
Leak-Free Covered Installation Protection

Two Different Warranties.
Two Different Types of Protection.

SolTerra Workmanship Warranty

Protects against covered problems related to how the roofing system was installed.

Examples can include covered leaks caused by installation or workmanship issues.

10-year workmanship coverage comes standard with every complete SolTerra roof replacement.

Manufacturer Warranty

Provides the applicable product or roofing-system coverage offered by the manufacturer.

Coverage varies depending on the roofing products, system and warranty selected.

Manufacturer coverage is provided in addition to SolTerra's workmanship warranty.

Questions Worth Asking Any Roofing Contractor

Before comparing warranties, make sure you know what is actually covered.

Some warranties only address manufacturing defects in the roofing material itself. That leaves a gap if the real problem turns out to be how the system was installed—which is why SolTerra backs its installations with a separate workmanship warranty.

This varies by warranty. A materials-only warranty may replace a defective product but not cover the labor to install it. SolTerra's workmanship warranty covers the labor for covered issues caused by our installation.

That's exactly what a workmanship warranty is designed to address. If a leak develops because of how SolTerra installed your roof, our workmanship warranty covers correcting it.

Flashing is part of the installed roofing system, so issues caused by how SolTerra installed or detailed the flashing on your project fall under our workmanship warranty.

Both can apply. SolTerra's own workmanship warranty backs our installation, and qualifying roofing systems may also be eligible for manufacturer-backed coverage through GAF or Polyglass.

Manufacturer warranties sometimes require registration or basic maintenance to stay valid. We'll walk you through any requirements that apply to your specific roofing system before work begins.

Manufacturer-Backed Warranty Options

Coverage that comes from the roofing system's manufacturer, not SolTerra.

GAF Certified Plus Residential Roofing Contractor

Depending on the roofing system and warranty selected, qualifying projects may be eligible for manufacturer-backed workmanship and product coverage. We will explain the available GAF warranty options with your proposal so you can understand exactly what is covered.

Coverage, eligibility and terms vary by roofing system and warranty selected.

Polyglass Registered Contractor

Questions

Tucson Roof Replacement FAQs

The extent and location of the deterioration matter more than a single symptom. A localized flashing problem may be repairable, while widespread underlayment or roofing-system failure may make replacement more practical. We inspect the complete roof before recommending either approach.

Yes. The purpose of the inspection is to determine what your roof actually needs. If we believe a repair or restoration is a better solution, we'll explain why.

Not necessarily. On many Tucson tile roofs, the concrete or clay tile may remain serviceable while the waterproofing underlayment underneath it has deteriorated. In those situations, the tile may be removed, stored during the project and reinstalled over a new roofing system. We evaluate the condition of the existing tile during our inspection.

The timeline depends on the size and complexity of the roof, roofing material, necessary deck repairs, weather and other site conditions. Before construction begins, we'll discuss the expected schedule for your particular project.

In most residential replacement projects, yes. Roofing work can be noisy and there will be activity around the property, but homeowners generally remain in the home during construction.

We work with the roofing systems commonly found on Tucson homes, including concrete and clay tile, asphalt shingles, metal roofing and flat or low-slope roofing systems.

Yes. Financing options are available through GreenSky® and Hearth for qualified homeowners. Visit our financing page to learn more about the available options and application process.

Warranty coverage depends on the roofing system and products selected. SolTerra offers applicable contractor and manufacturer warranty options, including enhanced GAF warranties on qualifying systems. We'll explain the exact coverage available for your roof before you make a decision.

Your Roof Shouldn't Start With a Sales Pitch. It Should Start With an Inspection.

If you're concerned about the condition of your roof, we'll help you understand exactly what you're dealing with. We'll inspect the roofing system, explain what we find and recommend a solution based on your home—not a prewritten sales package.
